Cobb Real Estate is located at Crystal Beach, Texas in the center of Bolivar Peninsula. At Cobb Real Estate we work hard to maintain a quiet family atmosphere for the enjoyment of our guests and neighbors. Vacation Rental Home Policy:

We rent to family groups only and responsible adults over the age of 25. Designate one person in your party to be responsible for all payments and correspondence regarding your reservations and plans. Any use of the home for purposes other than family vacations must be addressed at the time of the reservation. Occasions such as parties, weddings, receptions, company gatherings or picnics must be requested in advance and approved by Cobb Real Estate. We can not rent to prom groups, school or graduation groups, fraternities or sororities, or youth groups with or without adult supervision. Our brochure indicates the maximum number of guests allowed in each house. It is important to respect these occupancy guidelines for maximum enjoyment of your beach home. You will be expected to fill out the guest registration form and return it with your signed contract. No advance payments will be excepted over the phone or the internet. We will need a fax number to confirm your reservation Note: All the rental homes need a day after departure for maintenance, inspection and to sanitize each home. Every effort has been made to insure the accuracy of this information; however, it is not guaranteed. It is subject to errors, omissions, change of price, change of house contents and/or features or withdrawal without notice

Reservations:

Summer Season: May 16, 2008 to September 5, 2008 Winter Season: September 6, 2008 to December 31, 2008 January 1, 2008 to May 15, 2008 WE ADHERE TO A NON-SMOKING POLICY IN OUR VACATION RENTAL HOMES NON COMPLIANCE TO VACATION RENTAL HOME POLICY AND PET POLICY ARE GROUNDS FOR IMMEDIATE EVICTION WITHOUT REFUND

Arrival Time:

Check-in time for all guests is 2 PM. Please do not pressure our staff to let you check in before 2 PM. Cobb Real Estate does not accept personal checks at check-in - only cash, Master Card or Visa will be accepted. To make your check-in easier, especially during the busy summer time, please have the balance of your vacation rental home fee paid before check-in. You may call the office and put the balance of your stay on your Master Card or Visa, or you may send in a personal check if your check arrives at our office no later than two weeks before check-in. Under no circumstances do you enter your vacation rental home before check-in at Cobb Real Estate.

Departure Time:

Check-out is promptly at 2 PM. Drop the keys off at the Cobb Real Estate office and let us know how much fun you had during your stay. Reminder: Any keys not returned at check-out will be subject to a $25 charge.

Late Check-In:

Cobb Real Estate is no longer honoring after hour rental check-ins. Please contact the front rental desk if there is ANY change in your rental schedule.

Cancellations and Refunds:

We understand there can be unforseen emergencies that could cause you to cancel your reservation. We'll try to resolve the situation with you. However, please note our cancellation policy. Twenty one (21) days prior to your date of arrival, you will receive a full refund except for the $30 cancellation fee and $30 reservation fee. Once your reservation is confirmed with the advanced payment and the signed contract, any cancellation, changes of date, or switching of homes will invoke our cancellation policy. Cobb Real Estate reserves the right to substitute an equal beach house if necessary, or at our discretion, make a full refund. There is no refund for appliance failure, utility failure or circumstances beyond our control. We do not give refunds for rainy days or overcast skies. We also do not charge more for sunny skies. Refund checks are issued 30 days after departure.
Advance Reservations
For 2009 reservations please call Cobb Real Estates office at 1-800-880-2622 to book a year in advance. We do charge 100.00 Deposit which is non refundable if you should decide to cancel.

Linen Service:

Cobb Real Estate endorses a wonderful new linen service available to our Renters. Let our reservation desk know prior to your arrival if you want the linen service. Our new linen service is a nice addition to Cobb Real Estate. Any linens added a week before arrival requires an additional charge of $20.00

Pet Policy:

Pets of any kind are forbidden in most of our homes. However, we do have a few special home owners who are willing to allow pets. Be sure to ask about those particular homes when you call to reserve your rental. There is a $75 pet fee (per pet) which is due at the time of reservation. If you plan to vacation with more than one small pet, notify the reservation desk for details.

Golf Cart Rental:

Cobb Real Estate has the perfect beach toy for our home owners and renters. We have made it easy and convenient to rent a golf cart for you and your family. The golf carts are available to rent for the week or the weekend. Call ahead and reserve your golf cart.

Maintenance and Emergencies:

We have a terrific maintenance staff. If you have a problem, give us a call. We will have a resolution for you within 24 hours after you notify us. We want you to have a trouble-free vacation.

Damage To Your Vacation Rental Home:

You will be responsible for all damages to your vacation rental home and its contents. All costs associated with repairs, excessive clean-up or replacement of contents shall be deducted from the damage deposit. In the event the damage deposit does not cover the cost of repairs or replacement, you will pay the cost within 15 days of being notified of the cost. All of our rental homes are sanitized for your comfort. Any excessive cleaning will come out of your security deposit.

Travel Insurance Program:

Travel insurance pays for lost deposit and additional expenses due to: unforseen sickness, injury or death of a traveling companion or family member; weather conditions causing delay or cancellation of travel; your home being made uninhabitable by fire, flood, vandalism, burglary or natural disasters. Call our rental desk for more information regarding our new travel insurance program.

Homes With Hot Tubs:

A select few of our homes are equipped with hot tubs and one home is featured with an above ground pool. We do our best to service these tubs, but if a tub malfunctions during your stay, we will not reimburse the Renter for any days rent because of a hot tub inconvenience.

Rental Home On The Sales Program:

Some rental properties are for sale. If the home you have rented from Cobb Real Estate does indeed go into the sales program, a Cobb Real Estate Sales Agent may contact you to schedule a viewing or an inspection. Your inconvenience will be minimal. If your rental home should sell before you arrive, we will do our best to move you to another rental home of equal value or give you a full refund of your deposit.
